The information contained is designed to assist you with Council’s role in the building industry and hopefully answer any questions you may have if considering a building project.
The Waipa District Council Building Compliance Department performs a regulatory function to ensure all relevant Acts, Standards, Codes, The District Plan and Bylaws are adhered to throughout the building and construction process. The Building Compliance Department and the Planning Department work closely together and at times interlink with proposed building projects.
If you are planning any construction, demolition, new plumbing and drainage or alteration work, you will probably require a building consent. A building consent verifies that the work proposed complies with the New Zealand Building Code and building standards and ensures inspection of building work at different stages of construction by the Area Building Inspector.
In general, you require a building consent if you are proposing to:
- Build a new dwelling
- Undertake extensions or structural alterations to an existing dwelling
- New plumbing and or drainage work
- Build a deck or pergola
- Install a swimming pool or spa pool or large tanks
- Build a fence or retaining wall
- Build a carport or garage, shed or accessory outbuildings
- Install a solid fuel heater
- Change the use of a building
Remember, a building consent must be obtained before you start any of the proposed building work.
