Development and Subdivision are two of the key tools for delivering the strategic growth aspirations for the District, by creating the foundation for future development. Future development and subdivision needs to deliver a design and layout that will ensure enhanced living options and this will be achieved by ensuring the development and subdivision occurs as part of an integrated development process.
The positive benefits arising from Integrated well planned development and subdivision in urban locations will include minimal alteration to the natural environment, improved ability to access to solar energy, a street layout to encourage safer and shorter walking distances to community facilities, and tree lined streets. In rural locations development and subdivision will support rural productivity, while not detracting from the amenity of landscape areas or significant natural areas.
Specific subdivision benefits can be provided to the community, as an incentive tool to facilitate protection of the Districts natural environment such as the peat lakes, high class soils or to encourage the establishment of areas such as the forest corridors in this plan. The development and subdivision application process also ensures that all proposed development will be suitably serviced within the sequence of planned infrastructure provision.
