Proposed Private Plan Change 33 – Hautapu Area 7

Proposed Private Plan Change 33 seeks to amend the Operative Waipā District Plan as follows:

Rezone Area 7 from Deferred Industrial Zone to Industrial Zone

Amend Section 7 – Industrial Zone to:

• Include a reference to Area 7 in the provisions; and
• Delete setback requirements between Areas 6 and 7

Add new provisions to Section 15 – Infrastructure, Hazards, Development and Subdivision setting out requirements for the industrial development of Area 7. These requirements relate to:

• Timing of the vesting of the road ownership through Area 6
• When subdivision and development of Area 7 can occur
• Provision of a riparian management plan for the Mangaone Stream at the time of first subdivision; and
• Setback of buildings from the Mangaone Stream

Changes to Appendices S1 – Future Growth Cells and S5 – Hautapu Industrial Structure Plan to reflect the status of Area 7 as an Industrial Zone, and the anticipated timing of industrial development there; and

Insert a new structure plan specific to Area 7 within the Hautapu Industrial Structure Plan Area. See Figure 2. below:
